Lots of people are so excited about purchasing land that they do the transactions directly with the lot owners. In Austin real estate, such moves are considered a big no-no. One of the pitfalls of buying directly from the owner is that there is no certainty that the owners do have the right to sell. They may own the property but it may be shared and that it could have unpaid liens. If you buy the land directly from the owner, you may not have clear distinction of the boundaries of the property. Finally, many changes take place when the owner of the property changes. The taxes imposed on the property can be raised. It will be to your disadvantage if you will end up paying more than what the current owners owe.
